According to the Oklahoma City MLS, there were more than 7,500 homes for sale in February 2026, a 50% increase from the same month in 2024. The available inventory is the highest since 2012 as more sellers test the market and few buyers are looking due to interest rates and affordability.
This data encompasses the entire OKC metro but most of the transactions are within Oklahoma, Canadian and Cleveland County. The median single family home price was flat year over year coming in at $255,000.
Average days on market jumped to 60, a slight increase over 2024 and 2025.
Nationally, the National Association of Realtor reported a 8.4 percent decrease in home sales in February 2026. The median single family home price nationwide was $396,400.*
